05. General Terms And Conditions:

Application Procedure and Allotment:

1. Interested applicant shall apply to the company in the prescribed form supplied by the company and out of total payment 50% at the time of application (booking money) the rest amount will have to pay installment basis. Installment will be determined as mutual consent along with 2 recent passport size photographs and NID Photo copy. .
2. Allotments shall be made on “First-come-first-serve basis” upon receipt of application and booking deposit.
3. Grameen Bangla Holdings Limited reserves the right to accept or reject any application without assigning any reason. Allotment shall only be confirmed on receipt of booking deposit money against proposed spaces.

Payment and payment Schedule:

1. All payments shall be made by Allotted by bank draft or by pay order or by cheque or by cash in favor of Graemen Bangla Holdings Limited.
2. In case of delay payment of installment by the allottees beyond the due date, the allot tee shall be liable to pay delay charge of 5% per month on the due amount of money.

Signing of deed of Agreement:

1. Applicant, after being furnished with the acknowledgment of receipt of payment of booking deposit and after being issued the allotment letter, shall be notified by the company to execute deed of agreement with Grameen Bangla Holdings Limited in respect of the allotment within 7 ( Seven) days from the date of notification The cost of stamp. etc. for the said Commercial spaces shall be borne by the allottee.

Cost of Registration & Transfer Fee:

1. The Commercial spaces shall be transferred in due time after receiving all sorts of payment by the Company and after handing over possession along with undivided, underrated proportionate share of land and sales deed shall be executed accordingly.
2. Registration and related formalities may be made by the allottee directly or through the Company on due payment paid in advance by the allottee to the Company.

06. Utility Connection Charges & Incidental Cost:

The utility connection fees security deposit other incidental charges and cost payable for water supply and sewerage connection and electric connection and meters are not included in the cost of the allotted values of commercial spaces. All such payment shall be made by the allottee as per ratio of total expenses and payment before taking over the possession of the allotted Commercial spaces developer to the buyers.

07. Transfer of Allotment:

Before taking over possession formally by allottee, the allottee cannot transfer the allotted Commercial spaces to a third party.

08. Cancellation of allotment and refund:

In case any applicant, after being issued with, the allotment letter of apartment fails to sign the deed of agreement within the specified time or within any extended time that the company may allow or fails to make the required payment of installment or installments is due time, then the company shall have the right to cancel the allotment issued in favor of the allottee. Refunding the booking money after a deduction of 50 % booking deposit after subsequent sale of the respective commercial spaces any others buyers.

09. Ownership Association:

1. There shall be formed a “GRAMEEN BANGLAR AKSHAY TOWER OWNER ASSOCIATION” from amongst the allotters of Commercial spaces, all the allotters shall compulsory be the member of a “GRAMEEN BANGLAR AKSHAY TOWER OWNER ASSOCIATION”.

2. Each allottee shall pay subscription Tk.25.000.00 (Twenty five Thousand) only per Commercial spaces for the membership of the said a “GRAMEEN BANGLAR AKSHAY TOWER OWNER ASSOCIATION” to the company before taking over the possession of their respective allotted.

10. Handover:

The allotted Commercial spaces shall be handover normally within 31st December, 2023 A.D. Others: All government taxes, levy, vat, source tax, Gain tax, registration fees in respect all are related cost of registration formalities shall be born on Allot tee’s.
